Apartments

Our buyers will have the opportunity to choose the interiors of the apartments, like finishes, bathtubs, showers, sanitary appliances, faucets and internal doors from different furnishings groups of materials and colours harmonised by interior designers. For details of the Standard category please see Annex 1. (The prices on the list are for the “Standard” equipment.)
General information on the apartments:

Floor-to-ceiling height
The floor-to-ceiling height (the sizes between the top plane of the floor covering and the lower plane of the reinforced concrete slab) of the apartments is 2.68 metre ± 3 cm on every level. For top-floor apartments, the typical floor-to-ceiling height in a significant part of the living room, dining room and some rooms is 3.55 metres ± 3 cm.
For technical reasons certain premises are constituted with reduced floor-to-ceiling height, with suspended ceiling (minimally with 2.50 metre floor-to-ceiling height)

Entrances to apartments
The apartment entrances will be equipped with acoustically calibrated security doors with optical survey, multipoint security central locking system, with Mabisz (Hungarian Association of Insurers) qualification.

Internal doors
The internal doors’ surfaces have decorative foil or laminated surface, they have perforated chipboard core or paper honeycomb core, are full leafed, with subsequently fitted frames, with a nominal height of 210/212,5 cm.

Finishes
In the sanitary facilities 1st class wall tiles are placed to a height of 2.20/2.25m. All external corners are closed with metal tile trims. In the kitchen and laundry premises no wall tiles are prepared.
The ante-rooms, kitchens, storage rooms, bathrooms, toilets, domestic premises and certain hallways are finished with 1st class ceramic floor tiles. The balconies and terraces are finished with 1st class non-slip frost resistant ceramic or gres tiles or large-slab concrete elements.
The rooms and the hallways inside the apartments are covered with 1st class laminate flooring.

Surfacing
In the apartments plastering (brickwork structures), smoothing (at reinforced concrete structures and plastering) will be done, and the walls will be painted white with dispersion.

Kitchen
The apartments are handed over without kitchen cabinets and kitchen appliances. The mechanical and electrical hooking up in the kitchen will be constituted according to the standard arrangement shown in the combined floor plan for the buyer to be handed over during the buyer consultation.

Sanitary appliances
In every apartment access for water and sewage will be installed in the bathroom (or other premises indicated on the design e.g.: laundry room) for washing machine, and in the kitchen for the dishwasher through the combined valve of the sink. The toilets are with cantilever, in-wall concealed tanks with double flush plates. In the bathrooms no floor drains will be constructed.

Heating, cooling
Inside the apartments in the living room, the dining room and the bedrooms (and in the kitchen, for technically justified reasons) a ceiling heating-cooling system is installed. In the bathrooms heating is provided by electrical towel radiators. No heating or cooling will be installed in other internal premises.
Because of the orientation of the apartment and the high proportion of the glassed surfaces, in certain cases additional, surface cooling/heating systems can be installed in other structural elements (walls, floors), to satisfy the heating and cooling needs, or additional exothermic equipment can be built in corresponding to the thermotechnical-calibration.
The temperature is regulated by room thermostats (regarding the living rooms and bedrooms).
The winter calibrated internal temperature of the heating system: living areas, kitchens +22 °C, bathrooms +24 °C, passages and hallways and separate toilets +18-20 °C degrees.
The summer calibrated internal temperature of the cooling system: regarding the cooled rooms +26±2 °C degrees, maximum 6 degrees lower than the outside temperature.
The capacity of the cooling system was determined with the simultaneous use of the outdoor blinds. In premises exposed to direct sunlight the effective and economical cooling of the apartments can be ensured solely by using outdoor blinds.
In the buildings and apartments simultaneously either only the heating or the cooling can be regulated. The switches between cooling and heating modes are centrally operated. In the premises not having ceiling heating there is no possibility to install a cooling system.

Ventilation
Extraction devices on the outer side of the wall are placed in the bathrooms and in the toilets. They are operated from the humidity sensor or from the illumination switch with delayed extraction.
For the kitchen extractor hoods access to the built-in ventilation pipes is ensured at the collecting pipes. The extraction from the kitchen is to be ensured by the ventilator of the extraction appliance to be built in by the buyer. In the case of pantries and storage units ventilation is solved by gravity ventilation through the internal door.

Electricity
One-bedroom apartments have an electrical capacity of 1x32 A, apartments with two and three bedrooms have an electric capacity of 1x40 A.
In the apartments modern and designer-made electrical fittings are installed. In each living room 4 pc, in the living room 6 pc, in the kitchen 8 pc (1 pc of which is access to the electrical cooker), in the dining room 1pc, in the bathroom 2 pc general purpose wall sockets, and 1pc for the washing machine, in the passage and the hallway 1pc socket, and in the balcony and terrace 1pc, 230V outdoor socket will be installed. In each of the premises 1 pc ceiling light fixture will be constituted, and there will be access for the mirror lighting in the bathroom, and an access for countertop lighting in the kitchen. The light fixtures of the apartments are not part of the standard equipment.
One IT block (for TV/telephone/Internet, CAT5E wiring) will be installed in each living area, in a star network topology.
At the entrance door of the apartments an opening sensor (reed), in the rooms with a balcony or terrace a pre-wiring for the motion-sensor alarm system will be built with preparation for installing a central and processing unit.
Some elements of the apartments will be constructed in a smart design, which can be controlled by apps that can be downloaded to a smart phone.
In the basement garages, electric car chargers will be installed in some parking spaces. Due to regulatory requirements, electric car charging facilities are not allowed to be built at certain parking spaces. Electrical sockets can be optionally installed in the storage places.

Meters
The cold and hot domestic water and the heating-cooling energy will be accounted on the basis of separate meters by each of the apartments. The radio sub-meters will be placed in the suspended ceiling of the stairway corridor. The electrical meters for each apartment are placed in the stairway corridor in the meter rooms on each level.
